Ad is short for advantage. The person (or side) with the Ad has a one point advantage over the other person. If that person wins the point, then the game goes to them. If they lose the point, then it goes to Deuce.

ad-out means advantage-out. It usually means that the other person/persons are in advantage of the point, which means if they win the point, they win the game. If you're in ad-out, you need to win 2 more points to win the actual game.

It means when you get deuce and then the next point after that, the non-server wins. So it's the advantage for the 'out' person. 'Out' is when you serve on the left side of the center, and that is the point when you either go back to DEUCE or win the game
